Founded in 2025, Gnome Homes Property Management grew out of our successful real estate brokerage, Cozy Hosea Homes Realty (est. 2020). We saw a wonderful opportunity in our community to offer a modern, tech-savvy management service that was also genuinely personal and approachable.
Our Mission: Our mission is to pair engineering efficiency with a sprinkle of Gnome Magic—our signature blend of proactive communication and genuine care—to build trusted partnerships with owners and provide reliable homes for tenants.

Meet our Team
Ethan Hosea is the founder of Gnome Homes Property Management, where he applies his engineering mindset to create a more efficient and transparent experience for property owners.
His career began in process engineering, a field dedicated to optimizing complex systems. After graduating Summa Cum Laude from Mississippi State University and gaining experience with world-class manufacturers like Toyota, he mastered the art of making processes run smoothly and effectively.
In 2017, Ethan transitioned his analytical skills to the real estate world in Volusia County, Florida. Working with a highly-regarded family investment firm, he gained invaluable, hands-on experience in every facet of the industry, from complex investment deals to traditional brokerage.
The desire to be closer to family brought Ethan and his growing family back to Starkville in 2021. It was here that he saw the perfect opportunity to combine his two passions: the systematic efficiency of engineering and the people-centric business of real estate.
Today, at the helm of Gnome Homes, Ethan uses his unique background to solve problems proactively, streamline operations, and provide clear, data-driven insights that protect his clients' investments and serve the community he is proud to call home.
As a Kosciusko native and Registered Nurse, Sarah brings a unique perspective of care and compassion to the Gnome Homes team.
After graduating from MUW's Nursing School in 2016, Sarah began her nursing career in Central Florida. It was there she discovered the powerful connection between healthcare and homecare: everyone needs a safe, comfortable sanctuary to retreat, recharge, and heal. This belief inspired her to become a licensed real estate agent in 2021, driven by a passion for helping people find their perfect home.
In late 2021, a desire to be closer to family brought Sarah & Ethan back to Starkville, where she became a licensed agent in Mississippi while continuing her nursing career.
At Gnome Homes, Sarah applies her nursing skills every day. Her exceptional attention to detail, calm demeanor in high-pressure situations, and innate empathy ensure that both tenants and owners receive thoughtful and responsive service.
Outside of work, her passion for creating beautiful spaces continues with hands-on home renovation projects, from kitchen updates to complete redesigns. This practical experience gives her a keen eye for property potential and maintenance needs. She also enjoys traveling and taking adventures with their two daughters.
