Can you hold a place before I apply?
Unfortunately, no. Our properties are rented on a first-approved basis with a completed application and payment of required security deposit & all applicable fees. We recommend applying promptly if you’re interested! -
Does my Security Deposit count as First-Month’s Rent?
No, your Security Deposit does not count as 1st Month’s rent. You will have rent due the first month of the lease term. -
How old do you have to be to apply?
You must be at least 18 years old to enter into a lease agreement. If you are a college student applicant under 21 and/or a student without sufficient income, you will also need a co-signor to apply with you. -
Is the deposit refundable?
Yes. As long as the lease terms are met and the property is returned in good condition (aside from normal wear and tear), your security deposit will be refunded less a cleaning charge. Additional deductions may apply for unpaid rent, damages, etc. -
Who needs a cosigner?
Student applicants under 21 and/or student applicants who are still receiving significant financial support from a parent or guardian must have a cosigner. Non-student applicants are only eligible for a cosigner if they are 25 years old or younger and receive active financial support from their cosigner, who must be a direct relative (e.g., parent, sibling, grandparent). Cosigners are not accepted for non-student applicants over 25 years old. -
You have a property I want to rent. How do I apply?
Great! Applications can be submitted online. Be prepared to provide your application fee, proof of income, ID, and any other requested documents. If you have any questions during the process, please give us a call/text during business hours! -
How do I pay rent?
Rent is payable through our secure online portal, RentVine.. ACH/E-Checks are free and Credit/Debit Cards will be charged a processing fee. -
I want to get an animal. What should I do?
Check your lease first to see if your property is animal friendly, then reach out to us. Some homes allow animals with a deposit and/or monthly fee, while others may have restrictions. -
Who is responsible for repairs and maintenance?
We handle routine repairs and maintenance. If damage is caused by tenant negligence or misuse, those costs may be your responsibility. Please report any issues promptly through the tenant portal.
